28 Dorset Square
The remodelled and refurbished 28 Dorset Square, a Grade II-listed Georgian building and its 1960s extension, is an elegant, RIBA award-winning project whose strikingly creative fusion of historic and new architecture generated significantly higher rental values.

The two buildings are linked by an expressed full-height glazed circulation spine defining the newly remodelled elevations of the 1960s façade against the listed Georgian building. This new ‘spine’ also allowed elements of the older building’s interior to be re-programmed and modernised, opening up more useable space, and giving better views to the square.

The buildings in the Dorset Square scheme are in the Marylebone Conservation Area, and the 1960s element typified the problematic legacy of commercial architecture of that period.

The building’s elevations were remodelled, re-clad and carefully detailed to refer specifically to the proportions of the Georgian elevations of the building adjoining it, and to acknowledge the architecture of other notable historic buildings in Dorset Square.
