St George's Island

St George's Island, located on the edge of Manchester's rejuvenated Castlefield quarter, was a brownfield site that lay derelict for many years.  JMP's 434-unit development applies a bold strategy to this one-hectare site creating five new buildings laid out in a radial pattern.

The five towers which step down from fifteen to eight storeys, have been composed to maximise daylight for each of the residential units whilst minimising over-looking.  The manner in which the buildings sit on the site – ‘anchored’ into the urban grain at the southern end of the island and fanning out northwards – also makes best use of the land and creates an irregular landscape which would otherwise have been an uncompromising grid.

The logic that underpins this project also extends to the planning of the apartment units themselves – arranged along a central spine, each unit connects into key services, while the plan and construction methodology allows party walls to be installed at an advanced state in the building process.  This permitted the developer to respond to the very latest market demands by adjusting the unit mix, reconfiguration, and apartment sizes.
